The 5 Best Office Spaces in Brisbane for Making Every Workday Count

Lease Flexibility and Agreement Terms. Flexible commitments prevent early-stage companies from getting trapped in restrictive overheads as team sizes shift.

We checked whether each provider offers straightforward month-to-month terms or requires long-term lock-in agreements.

Included Amenities and Infrastructure. A desk is only as good as the supporting utility infrastructure that comes with it. We verified which sites bundle business-grade internet, reception cover, utility bills, and basic cleaning into their core rates.

Meeting Room Allocations and Capacities. Holding client pitches in tight spaces creates an unprofessional impression. We evaluated the sizing of bookable boardrooms and checked how room credits are distributed to tenants.

Location and Transport Access. Commuting hassles directly affect daily staff retention and client accessibility. We examined proximity to public transit networks, local parking options, and nearby retail hubs.

Finding a workspace that actually fits your operational rhythm can feel like a full-time job. Between rigid long-term leases, hidden utility charges, and tight floor plans, settling into the wrong setup costs serious time and money.

To help you skip those teething troubles, our team researched local options and evaluated floor plans, fee structures, and lease terms across the city.

Whether you need a short-term hot desk or an enterprise suite, here’s our breakdown of the best office spaces in Brisbane, plus a look at how virtual offices can support flexible setups.

How much does office space cost in Brisbane?

Scaling a team quickly usually means juggling separate bills. Mobo Co solves that administrative headache by bundling workspace setup, business-grade internet, reception services, and utility expenses.

That predictable overhead makes financial forecasting much easier for expanding regional teams.

Their South Bank setup spans over 3,500 square metres and features lockable private offices fitted with electric sit-stand desks.

You can also access the on-site rooftop pool, workout facilities, and bookable meeting spaces for up to 35 people. This gives client-facing businesses a polished, high-end profile.

The catch is that securing their advertised two-month promotion requires signing a strict 12-month agreement. Plus, shared meeting spaces are subject to tenant availability, so peak-hour bookings require early planning.

Pros

  • Furnished, lockable private office suites
  • 24/7 secure office access
  • Reception, internet, and utilities included
  • Meeting rooms accommodating up to 35

Cons

  • Two-month promotion requires a 12-month agreement

Hours: Staffed hours: Monday-Friday: 8:30 AM-5:00 PM; members: 24/7 access

Committing to a multi-year commercial lease is a daunting proposition for young startups with changing headcount needs. WOTSO Fortitude Valley eliminates that long-term risk by offering private offices on flexible month-to-month agreements.

That flexibility allows smaller operations to expand or downsize their footprint without incurring heavy lease break penalties.

Their private office packages start at $660 monthly. This can cater to single operators right up to teams of 20 or more.

Moreover, the membership fee covers high-speed wireless internet, utilities, daily cleaning, and secure 24/7 access.

Members can also use private phone booths for confidential calls and shared printing stations, as well as attend organised community networking events.

However, ending an agreement still requires submitting one month of written notice, which limits instant exits. On-site paid parking is also limited and subject to availability during busy morning hours.

  • Month-to-month private office agreements
  • Office space for teams of 1-20+
  • Utilities, internet, and cleaning included
  • Secure 24/7 office access

  • Office cancellation requires one month’s written notice

The offices and facilities are great, well-maintained

Fantastic co-working space! The offices and facilities are great, well-maintained, and routinely revamped. The coordinators are all lovely and welcoming and do an amazing job organising events and things for the space. Perfect for a startups and small teams who want the facilites/vibe/social aspect of an office without having to do the office management themselves.

Worth considering

Was actually there to visit a company at WOTSO.  But I can tell you that the reception staff are awesome.  One time I was offered a coffee while I waited. Fantastic service!  Based on the advertising, office space appears quite affordable.   I did have a peek at the kitchen,  very nice.  Worth considering!

3. Prospect Studios

Address: 52 Prospect St, Fortitude Valley

Contact: 0499 999 400 | [email protected]

Hours: Monday, Tuesday, Wednesday, Friday: 6:00 AM-8:00 PM; Thursday: 7:00 AM-8:00 PM

Standard glass-box corporate offices often feel clinical and uninspiring for design teams and creative agencies. Prospect Studios presents an alternative by converting two 1960s industrial warehouses into character-filled work hubs.

The brick walls, dog-friendly policy, and on-site Ladybug café create a relaxed atmosphere that helps staff enjoy coming to work.

For convenience, their dedicated private studios feature lockable desks, ergonomic chairs, high-speed internet, and secure swipe-card access.

Leases run on a month-to-month basis with utilities and cleaning included.

Another thing we love is that remote teams can even request optional single-day studio rentals.

The trade-off is that their main internal meeting room only seats eight people, making large board presentations tricky. Standard bookings for that room also carry a strict two-hour minimum hire rule.

Pros

  • Dedicated private studios with lockable desks
  • Flexible month-to-month office leases
  • Internet, utilities, and cleaning included
  • Optional private studio day rental

Cons

  • Onsite meeting room accommodates eight people
  • Standard meeting room hire requires a two-hour minimum

There are well considered amenities like breakout rooms, garden areas

Prospect studios is a warm, relaxed and clean venue perfect for hot-desking and meeting with high-end clients. There are well considered amenities like breakout rooms, garden areas for lunch, kitchens, meeting rooms with presentation tools and comfy lounges to mention a few! Highly recommend this for hot-desking or full-time office hire if you are in the Brisbane/Fortitude Valley area!

Such a remarkable space

Prospect Studios is such a remarkable space! Working here is such a treat; with a wonderful selection of areas for both collaborative and individual focus, you will be totally spoiled for choice. Ladybug Cafe boasts a lovely selection of savoury and sweet treats + the coffee is second to none! The staff are so friendly and warm and made my first time here extra special!

Address: Level 7/154 Melbourne St

Contact: 0487 047 029 | [email protected]

Managing client arrivals while running internal operations can strain the resources of a small company. Cirque by Centuria resolves this by providing an on-site concierge service on Level 7 of their Melbourne Street premises.

It’s a nice touch to have dedicated front-desk staff to handle visitors, giving growing companies an immediate corporate presence.

Rent includes daily cleaning, high-speed internet, kitchen spaces, and access to conference facilities capable of hosting events for up to 100 people.

Not only that, they offer round-the-clock secure entry, privacy screening, and official business signage.

When we spoke to their staff, they confirmed that suite members receive 24/7 access to the building.

The downside is that their private suites are strictly structured for teams of four or more, leaving solo operators out. Standard internal meeting rooms also cap out at 16 occupants for general bookings.

  • Private suites with 24/7 access
  • Onsite concierge and daily cleaning
  • Meeting rooms and conference facilities

Cons
